According to EBIZDIR, in Michigan, landlords and tenants are governed by the Michigan Residential Tenancies Act. This law outlines the rights and responsibilities of both parties when entering into a rental agreement. Under this law, landlords must provide tenants with a habitable living space. This includes providing essential services such as heat, water, electricity, and keeping common areas clean. Landlords must also respect the privacy of tenants, and not enter their unit without prior notice or consent. Tenants are responsible for paying rent on time and taking reasonable care of their rental unit. If a tenant fails to pay rent or causes damage to the unit, the landlord can file an eviction lawsuit in court. The court will then determine if an eviction is warranted based on the facts presented in the case. Tenants may also be able to get back their security deposit if they can prove that they did not cause any damage to the rental property. In Michigan, landlords must return a tenant’s security deposit within 30 days after they move out of their rental unit unless there are deductions due to damages caused by the tenant. In such cases, landlords must provide an itemized list of deductions along with proof of costs incurred for repairs or replacements made to fix those damages. This program provides financial assistance up to $3,000 towards unpaid rent owed by victims who meet eligibility requirements established by MassHousing’s Board of Directors.
